ANALYSIS FINANCIAL OF PARKING BUILDING FEASIBILITY INCREASED SUNGAI PENUH CITY

Abstract

ABSTRACT
The city of Sungaipenuh is the second largest city in Jambi Province, Indonesia. The city was formed based on the Law of
the Republic of Indonesia Number 25 Year 2008 which is an expansion of Kerinci Regency and its ratification is done by
the Minister of Home Affairs on October 8, 2009. Sungaipenuh City has a total area of 39,150 ha. In the area of Sungai
Penuh City there are various traffic problems which one of them is parking problem, where the capacity of existing parking
space can not meet, so it takes an area to accommodate vehicle for parking. The author is interested in researching to find
the solution of the problem, in this study will be investigated the problem solving is one of them by planning the
construction of parking building in Sungai Penuh City. To build a parking lot, it is necessary to do research. This study
aims to determine the financial feasibility of the parking building plan development. The method used in this research is
NPV, BCR, IRR and Payback Period Method. The result of this research is expected to overcome parking problem in
Sungai Penuh City, and can give an idea of investment in the construction of parking building in Sungai Penuh City, and
hopefully in the construction of this parking building will not cause new problem. The investment value of Rp.
60.357.000.000,-, the financial analysis with the rate of motorcycle Rp.2000, the car Rp. 4000 and 9% interest rate
indicates positive NPV value, BCR > 1 and IRR is 14,29%, then payback period in the 13th year. This mean the building
parking is feasible to be implemented.
