IDENTIFIKASI PENYEBAB DAN DAMPAK CONTRACT CHANGE ORDER TERHADAP BIAYA DAN KUALITAS PADA PROYEK GEDUNG DI KOTA PADANG

Abstract

In a process application of a project often find problems one of the problem is about the same changes. The changes can be in pre activity, middle activity or post activity. The cause of change usually from the request of owner. The request can make the change design, we call it change order. The purpose of the research is to identity and analysis the cause and impact the contract change order (CCO) to cost variant, quality variant in a project construction. This research was using descriptive method.The phases of this agreement change will make an addendum or an amandemen contract. In a contract activity, we know some terminologies such as pre contract, and post contract. In the case, there is differences between field condition when the project done with the picture or specification in the contract document.In this the impact of change order will investigate to cost variant and research, quality variant. Most of the causes of change order from the 8 (eight) project are the change of design, not suitable picture and more work or less work.In the general, the impact of these changes order are the increase of fee / cost and time. The increase of cost is not depend on the item of work which changes but depend on the part need changed.The time of working will longer if get contract change order and the project will not finish on time: From the 8 (eight) projects which happen to contract change order, one of them add more cost, until 10 %. From the first cost 17,62 % (project P2). So, the project must do the negotiation. The impact of change order to the quality building is 35,7 % it’s mean that the impact of change order is not influences to the building.
